Showing Time in Texas is coming!!

Showing Time, the very popular showing service used in Arizona, NV, etc.. is coming to the state of TX. Showing Time has already launched in the DFW Market and is launching in early November for San Antonio. Showing Time allows Realtors to schedule showings through the Showing Time App. Homeowners receive an email notification when a Realtor wants to show through the App. (Text notification is also available) The homeowner with one click can accept or decline the appt. If the owner declines the appointment, the homeowner can propose a new showing time that automatically is sent back to the Realtor who requested the showing appt. Showing Time is an extremely powerful tool for both Realtors and Homeowners. Homeowners can actually set pre-determined showing dates and times that are acceptable or even black out certain dates through the Showing Time App. More info to follow in the upcoming weeks and how this affects CSS in Texas.

How do I submit a change to my listing? Congress Realty

We try to make making changes to your MLS listing as easy as possible. The fastest way to make a change to your listing is through our private client area. Once a listing goes active, we email the seller a link with your login and password to our private client area. Once you login, you will see blue hyperlinks such as change listing information, add photos, add open house, etc… From these links, you can submit any # of changes. Once we complete a change submitted to us in the private client area, you will receive an emailed confirmation that the change was made. Note: The private client area is only accessible from a desktop or laptop computer.

Can I email changes to Congress Realty? Yes, you can. However, please keep in mind we do give preference to changes submitted through the private client area. Thus, the fastest way to submit a change is through the private client area. Emailed changes will still be completed.

What about changes to sites like Zillow and Realtor.com? Typically, Zillow and Realtor.com will pull changes from the MLS. Thus, once we make a change to your MLS listing, Zillow and Realtor.com should update within a few hours. However, if Zillow or Realtor.com does not, we have a private login where we can make certain changes to the Zillow or Realtor.com website. This special service is only available to clients who sign up directly through Congress Realty through our website and is included with our standard $299 listing.

In addition to having access to your state specific forms, the private client area acts as a portal for the seller to manage their listing. From this interface, the seller can change their price, add photos, add remarks, even add Realtor.com enhancements. Furthermore, the seller has the ability to submit specific questions through our customer service tab. Open houses can be added, including tag lines, refreshments being served, etc… The private client area serves as a one stop resource for the seller to fully manage their listing from activation to close of escrow.

When a seller lists a property with Congress Realty, they receive an email entitled “Listing is Active”. This email will have the seller’s MLS #, as well as the seller’s login and password to the private client area.

The Congress Realty Private Client area gives our sellers access to the forms they need to complete their transaction. These forms are available for download anytime of day, any day of the year. This service is included with our basic listing package. Let’s say a buyer walks up to your door Saturday night wanting to make an offer. You simply log into our account and print off the docs you need from your home computer. Any form you could need will be uploaded to the private client area for your benefit. Purchase contracts, disclosures, counter offers, etc… it’s all right there for you. The wonderful thing about the private client area is that it is accessible at anytime for your convenience. If you ever have any questions concerning how to download or print these documents, just let us know and we will walk you through it.

The forms in the private client area are state specific to you and your property. Thus, if you are an Arizona seller, your account will automatically have the AZ docs uploaded to your login area, on the other hand, TX sellers will automatically have the TX docs uploaded to their login area….. and so on for all sellers in various states.
