List on the MLS for a $299 Flat Fee

Let’s face it, no one likes to pay a real estate agent a commission equal to 6% of the sale price of their home. Tired of paying such high commissions, many homewoners attempt to sell their homes themselves (For Sale By Owner or FSBO). Many of these folks realize, however, that not being listing by a REALTOR® means not being able to take advantage of the most powerful marketing method in the history of real estate: the REALTORS® Multiple Listing Service (MLS).

Congress Realty’s flat fee listing program was designed for the ordinary value-conscious homeowner. First and foremost, Congress Realty lists your home on your local MLS and on most major real estate websites including REALTOR.com®. Since over 80% of listings in your state sell through the MLS, a listing ensures you access to all buyers including the majority in your state that are working with licensed real estate agents.

You can be confident that buyer’s agents will want to show your home, as our program guarantees that they will be paid if they bring a buyer (You can offer them any non-zero amount, but we generally recommend 3%). The cost to the listing agent is virtually eliminated, however, because rather than pay your listing agent another 3%, you only pay Congress Realty a small flat fee of $299. If however, a buyer is not working with a REALTOR®, you would pay NOTHING but our affordable flat fee.

Either way, you save money!

I’m coming around on Virtual Tours
In the past, I’ve never been a real fan of virtual tours for most properties. My thought process was that plenty of well lit photos from the homeowner will do the job and give the viewer what they are looking for. 2 things are changing my stance on this. The first is that the overall [...]

Do Home Valuation Models work?
These models can be useful for following trends in your area, however, they very rarely provide accurate valuations for specific properties. Anyone who has done a search on zillow has noticed this. A quick Zillow search will yield properties with “Zestimates” hundreds of thousands of dollars above and below actual market value. NAR is developing [...]

Should I list my rental in the MLS?
It’s really you up to you, however, finding a tenant through the rental section of the MLS is easily attainable by posting your MLS listing in the rental section of the MLS. Many agents work with potential tenants and search the MLS daily for rentals… sim to what they do for a prospective buyer.  Our [...]
